Welcome to Residenza Piandaccoli !
We are so pleased you have decided to book with us.
Please make yourselves at home! Have a look through the apartment to familiarize yourself with the contents of the property.
If you find anything to not be to your satisfaction, please inform us within the first 24-hours of arriving at the property.
Our reception is available, but there’s no continuous presence. Staff available upon request: check-in / check-out, maintenance, management duties.

WiFi is available at our property and it is free of charge. Just choose to connect to “Piandaccoli” WiFi network (SSID) with password “Pi@nd@ccoli2020”.

Please note that breakfast is not included and our apartment is a self-catering accommodation.
Your kitchen / kitchenette is fully equipped with following devices:

Bedrooms |
- All bedrooms have been carefully cleaned and are prepared with fresh bedding.
- For extensible sofa, up to the maximum occupancy, the special extra fee is 25 € / guest / night.
- We provide free baby beds, cribs and high chairs. All subjects to availability and thus to be requested and reserved upfront, preferably messaging us just after your reservation.

You will find a TV in your living room with Italian DVB-T channels. Baby audience may be entertained with:

Residenza Piandaccoli is offering these items free of charge:
- 1 little soap per guest
- 1 little shampoo / shower gel per guest
- 2 rolls of toilet paper
- 1 shower mat

Outdoor facilities, outdoor swimming pool |
- You can use the patio in front of your apartment (if your facility includes it) and keep everything in good use.
- There are 4 barbeque facilities, each one is equipped with 1 table with 6 chairs, 1 barbeque grill, 1 pavilion. We kindly ask you toshare it politely as it should be used autonomously by guests. If a guest could not use it a night, he should have priorities from others the day after. We recommend cleaning it after every use. We provide cooking amenities for barbeque.
- Our outdoor swimming pool measures 12 x 5 m. Its cleaning / monitoring water parameter is automatic. The pool is equipped with sunbeds, sun umbrellas and a shower. Pool area is shared with other guests and we advise you to act according to our house rules.
- Pool opening time: 08:00 – 20:00.

Smoking |
Please do not smoke inside the property, but feel free to smoke outside in the designated area. Smoking inside is subject to a penalty of 200 €.

Towels and cleaning service |
- We provide 1 set of towels (bath towel, hand towel, bidet towel) for each guest to use inside the property. When you depart, please place any used towels inside the bathroom basket.
- You cannot use the bathroom towels to the pool area. Pool towels are available upon request for a 3 € fee / towel.
- Regarding the washing self-service, it is available upon request for a 4 € fee payable in advance for self-use of the washing machine. Free detergent and drying racks provided in the laundry room.
- Regarding the drying self-service with our tumble dryer machine, it is available upon request for a 4 € fee payable in advance for self-use.
- Ironing facility (iron) – free of charge upon request.

Parking |
Free private parking is possible at our property without any reservation.

Miscellaneous |
- There is a table tennis area. Rackets and balls are provided free of charge (located by the table).
- A grass playground is available with an installed net. Badminton rackets and butterflies are given upon request by the reception.
- Animals policy – Despite the fact that we truly love animals, our property doesn’t allow access to any animals / pets.
- The tap water is drinkable and it comes from the municipal waterworks.
- We kindly ask you to avoid disturbing other guests, in particular during rest hours.

Heating & Air Conditioning |
The property has air conditioning, please feel free to use it when necessary – you can find the remote control in the living-room. There are available free fans upon requests. All subjects to availability.

Trash / Recycling / Cleaning |
- Please leave your apartment clean before check-out.
- Dishes and all cookware are required to be washed before check-out.
- Glass shall be left inside the GREEN Container located by the residence main gate. (no paper or plastic bag should be left with the glass inside this GREEN containter)
- Trash shall be collected as per instruction provided here and summarized on the top of each of the 4 apartment waste bins:
- BROWN bin: organic and compostable waste (e.g. food leftovers)
- BLUE bin: packaging and containers (e.g PET bottles)
- WHITE bin: paper and paper board
- GRAY bin: residual unsorted waste (e.g. baby dipers)
- Bag should be carefully and tightly / hermetically closed (if leaking, please wrap it with an additional bag which is provided free of charge) and take it to the appropriate bin located by the residence main gate. (bin colors in apartments match the container color at the gate)
- Paper and Glass shall be emptied in the BIN. Please don't throw the plastic bag in it, but empty the content in the bin. (just for the paper and glass, don't do this with unsorted waste and not required for plastic as the bag is made of plastic).

Check-in / Check-out |
- Check-In: 15:00 – 19:00
- Check-Out: 09:00 – 10:00
- Prepayment is mandatory with a preference on money transfer to avoid commissions.
- Cancellation Policy. You will receive full refund in case you cancel until 30 days before arrival. You will receive 50% refund in case you cancel until 7 days before arrival. You will not receive a refund if you cancel in the 7 days before arrival. Different conditions may apply to your reservation, please check your booking details.
- A deposit of 100€ cash will be collected at the time of Check-In and it will be returned at Check-Out.
- The stay tax, to be collected for the Lastra a Signa village, is not included. (2€ per night per guest older than 14 years, up to 4 nights maximum, no matter how long is the staying)
- 10% VAT is included
- Late Check-In. Only available with minimum 24h pre-approval. If self-check-in via locker or autonomous key pick up are not available, it is subject to 20€ upfront payment.
- Late Check-Out. Only available with minimum 24h pre-approval. 50% of the daily rate and up to hours 22:00.
- Early Check-In and Early Check-Out. Both are free. Available with pre-approval and subject to availability.

Directions |
Residenza Piandaccoli is:
- 5km from Lastra a Signa
- less than a 15-minute drive from Empoli
- 20 km from Florence (25 minutes)
- 17 km from Florence Airport (20 minutes)
- 70 km from Pisa airport (60 minutes)
Pisa Airport --> Residenza Piandaccoli
When you exit the airport area, take the "Superstrada Firenze Pisa Livorno" (shorted FI-PI-LI) towards Empoli and Firenze. This is a free of charge 4 lanes road that will bring you very close to the Residence.
There are 2 ways to get to our Residence, but we will only recommend one road since the second one is narrow, ruined and steep.
Take the Montelupo road, not Ginestra Fiorentina.
For the last 10 km, take the Exit Montelupo, then drive towards Montelupo old center, then before the city library turn right towards Malmantile, after 2 km turn right in Via Piandaccoli. Just for the last 5 km, once out FI-PI-LI road, I advise to check it directly with Google Maps and Street View so that you get familiar with the type of roads and building around.
